Historic downtown Sausalito building to rebuild – Silicon Valley

A plan to reconstruct a vacant two-story building dating from the 1890s in historic downtown Sausalito was met with unanimous support.

At its meeting on Wednesday, the Planning Commission voted 4-0-1, in the absence of Nastasya Saad, to give the green light to a proposal, accompanied by a list of 100 conditions for approval, to raze the 4,763 square foot building located at 719-725 Bridgeway.

The plaintiffs said they originally wanted to renovate the property, but the historical and structural analysis concluded that it had been so remodeled over the years and is in such a state of disrepair that it no longer qualifies for historical designation.

“It’s structurally unstable,” said Michael Rex, the architect and claimant representing owners Andrew and Marsha August. He said the project proposes to replace the building with one of similar appearance, size and scale in order to preserve the atmosphere of the historic streetscape.

The project would consist of installing a Napa Farms market in a 2,587 square foot space on the ground floor. The second floor would consist of an affordable two-bedroom condominium with a restricted property, and two one-bedroom condominiums at market price.

The market plans to have groceries, as well as prepared foods, made-to-order foods, beer and wine. There will be places inside and outside. The applicant will need to seek approval of a conditional use permit from the city council to serve alcohol.

Rex applied for the project in 2017. The city’s Historic Preservation Commission approved the demolition and reconstruction in April 2020. The project was submitted to the Planning Commission in March, but approval was postponed so that the applicant can process slope stability plans and other conditions. approval.

One of the conditions requires slope stabilization, grading and drainage plans as a prerequisite for demolition and building permits.

Robert Conn, whose family owns a property upstream from the project site, could be affected. As part of the condition of approval, the applicant had to attempt to negotiate a cooperative plan. No term has been reached.

“I think there is a strong public interest in ensuring that there are clear requirements regarding the stabilization of the entire hill,” he said, noting that the city has a property next to the project site. He said he wanted the city and its geotechnical engineer to get more involved “to make sure we don’t end up with an inadequate solution.”

Monica Finnegan, a member of the city’s economic development advisory committee, said she supports the project.

“I think we would all agree that the vacancy of this building is like a gaping hole in the smile of the Sausalito commercial corridor,” she said. “I think carrying out a project here would be very viable and an important aspect of our economic return. I hope we can move forward on this.

The commission blocked some odds and ends, such as demanding an aesthetically pleasing screen to hide the construction, and demanding assurances that there would be 5 feet of pedestrian clearance from trees and outdoor tables.

Overall, they agreed it was a good project.
